Thank you for your enquiry regarding our letting service for Tenants. The following information is designed to help you answer your questions and set out some of the obligations which you will have if you decide to rent through Pikes Estate Agents.


All properties are available for a minimum period of six months. Rent is paid monthly by standing order into Pikes Estate Agents Clients Account.


As the tenant(s) you will be responsible for all utilities at the property to include all charges connected to gas, electric, water, telephone, TV licence and council tax. As the tenant(s) you have an obligation to inform them of your occupation however we will assist you by writing to the water and to the council to inform them of your occupancy. If you wish to have a telephone, satellite TV or internet connection you must make your own enquires and have consent from your Landlord for any new installations. Please note that generally satellite dishes are not allowed, by the management companies, to be installed on the exterior of blocks of flats and any installations without consent may result in a charge to you by the management company for the removal.


Your personal contents will not be insured under the Landlord’s policies so we strongly advise you to insure your own contents especially if you have items of high value, e.g. computer, mountain bikes etc. You may wish to insure against accidental damage to the Landlord’s contents.


Once you have selected a property and terms have been agreed each prospective tenant will be asked to complete a Reservation Agreement and referencing/credit check application. All persons aged 18 years and over, to occupy the property, must be referenced and appear on the Tenancy Agreement. You will be asked to pay a Refundable Holding deposit see ‘Tenancy Info’) which will become part of the deposit on commencement of the tenancy. If you decide to withdraw your application or fail the ‘Right to Rent’ check this may be retained as a contribution to our costs in preparing the tenancy agreements. To enter an Assured Shorthold Tenancy Agreement, you must be aged 18 years or over. We are not able to offer Company Lets or tenancies to applicant(s) in temporary employment/contract. Applications from self-employed person(s) will require full accountant details, in order to proceed. Pikes Estate Agents appointed referencing agent would then take up written reference(s) and credit(s) checks on all prospective tenants. All tenant(s) must reference up to ‘Grade A’ standard and should they fail to do so, the application will be declined.


Changes to tenancy - Capped at £50 incl. VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or the tenant has the option to purchase themselves.


Please see table below to give you an indication on the minimum total gross income required in order to be able to reserve an advertised property. This is worked out by multiplying the monthly rent by 30.

We require either a certified copy of your passport or the original passport copied at our offices. Please note: A property will not be held, until all tenant(s) have supplied ID, completed reservation forms and have paid the Tenancy Fee.


Equivalent to 5 weeks rent (see Tenancy Info) to be paid to Pikes Estate Agents

Once the tenancy commences if we are managing the property your deposit will be held in our Clients Account (as ‘Stakeholders’ no interest paid) under the terms of the Tenancy Deposit Scheme which is administered by: The Dispute Service Ltd, PO Box 1255, Hemel Hempstead, Hertfordshire. On or before signing the Tenancy Agreements we need to have received from the prospective tenant(s) the following:

  1. Deposit (equivalent to 5 weeks rent (see Tenancy Info)) in cleared funds. Payment to be made on-line or by bank transfer at least three working days before commencement of tenancy.
  2. Satisfactory reference(s) and credit check(s).
  3. First Month’s rent in cleared funds. Payment to be made on-line or by bank transfer at least three working days before commencement of tenancy.
  4. PLEASE NOTE: All further rent is to be paid by Standing Order or by direct on-line bank payment.


Our Inventory Clerk will itemize the contents and condition of the property. We will supply you with two copies of the inventory on the commencement of the tenancy which we will ask you to check through, amend if necessary and return one signed copy to our office. This inventory will be referred to at the end of the tenancy check out inspection under the terms of the Tenancy Agreement.


We have an obligation to the Landlord(s) to carry out an inspection of the property periodically usually every 3-4 months. If the property is a House of Multiple Occupation the inspections are required to be monthly. You will be informed in writing of the inspection dates or period.
