Thank you for your enquiry regarding PIKES ESTATE AGENTS letting service for Tenants. The following information is designed to help you answer your questions and set out some of the obligations which you will have if you decide to rent through PIKES ESTATE AGENTS.
RENTAL PERIOD
All properties are available for a minimum period of six months. Rent is paid monthly by standing order into PIKES ESTATE AGENTS Clients Account.
UTILITIES
You will be responsible for all utilities at the property to include all charges connected to gas, electric, water, telephone and council tax. We will write to the gas, water and electric companies and to the council to inform them of your occupancy. If you wish to have a telephone you must directly contact either British Telecom 150 or Cable Tel on 0800 602603.
INSURANCE
Your personal contents will not be insured under the Landlord’s policies so we strongly advise you to insure your own contents especially if you have items of high value, eg computer, mountain bikes etc. You may wish to insure against accidental damage to the Landlord’s contents.
RESERVATION
Once you have selected a property and terms have been agreed each prospective tenant will be asked to complete a Reservation Agreement and referencing/credit check application. All persons aged 18 years and over, to occupy the property, must be referenced and appear on the Tenancy Agreement. You will be asked to pay a total of £150.00 (incl. VAT) Tenancy Fee. If you decide to withdraw your application, this will be retained as a contribution to our costs in preparing the tenancy agreements. To enter an Assured Shorthold Tenancy Agreement, you must be aged 18 years or over. We are not able to offer Company Lets or tenancies to applicant(s) in temporary employment/contract. Applications from self-employed person(s) will require full accountant details, in order to proceed. PIKES ESTATE AGENTS appointed referencing agent would then take up written reference(s) and credit(s) checks on all prospective tenants. All tenant(s) must reference up to ‘Grade A’ standard and should they fail to do so, the application will be declined.
IDENTIFICATION
We require, either a certified copy of your passport, or the original fore mentioned documents copied at our offices.
Please note: A property will not be held, until all tenant(s) have supplied ID, completed reservation forms and have paid £150.00 Tenancy Fee.
PROPERTY DEPOSIT
Equivalent to one and a half months rent to be paid to PIKES ESTATE AGENTS.
Once the tenancy commences if we are managing the property your deposit will be held in our Clients Account (as ‘Stakeholders’ no interest paid) under the terms of the Tenancy Deposit Scheme which is administered by: The Dispute Service Ltd, PO Box 541, Amersham, Bucks HP6 6ZR. On or before signing the Tenancy Agreements PIKES ESTATE AGENTS need to have received from the prospective tenant(s) the following:
- Deposit (equivalent to one and a half months rent), in cleared finds, i.e. cash or bank/building society draft (personal cheques take 10 working days to clear).
- Satisfactory reference(s) and credit check(s).
- First month’s rent in cleared funds, i.e. cash or bank/building society draft (personal cheques take 10 working days to clear). PLEASE NOTE: All further rent is to be paid by Standing Order, any cash or cheques are subject to a £20.00 (incl. VAT) handling charge.
PROPERTY INVENTORY
Our Inventory Clerk will itemise the contents and condition of the property, supplying you with two copies of the inventory, which we will ask you to check and amend on commencement of the tenancy, returning one signed copy to us, this inventory will be referred to at the end of the tenancy, under the terms of the Tenancy Agreement.
PROPERTY
We have an obligation to the Landlord(s) to carry out an inspection of the property periodically usually every 3-4 months. You will be informed in writing of inspection dates.
